Norwood Studios is a proposed mixed-use redevelopment centered on Parcel 26, an approximately 3.529-acre site at 2885 Norwood Avenue in North Sacramento. The preliminary vision combines workforce-oriented housing, live/work opportunities, neighborhood-serving commercial uses, youth learning space, community gathering areas, and long-term investment in the Norwood Avenue corridor. The project is currently in the predevelopment and due diligence phase. The TTC Trust is evaluating site planning, engineering, utility requirements, the existing storm drain easement, market and financial feasibility, development incentives, financing strategies, and applicable City of Sacramento review processes. Preliminary Development Vision
The current conceptual vision for Norwood Studios explores a mixed-use redevelopment designed to support housing, neighborhood-serving businesses, education, community activity, and long-term investment along the Norwood Avenue corridor. The preliminary program currently includes:
- Approximately 60 two-story, workforce-oriented studio apartments
- Four live/work units supporting small businesses and entrepreneurship
- A Youth Learning & Tutoring Center
- A potential Neighborhood Public Safety Space
- A central community gathering area
- Landscaped outdoor and resident amenity areas
- Continued operation of Sanchez Taqueria, subject to final planning and tenant coordination
- Evaluation of conventional and 3D-printed concrete construction methods

The TTC Trust has owned and managed property along the Norwood Avenue corridor since 1998. The Trustee’s on-site business experience dates back to 1988 and includes direct involvement in retail operations, property maintenance, commercial leasing, tenant coordination, and support for local entrepreneurs. This long-standing connection to the property provides practical knowledge of the site, its businesses, its customers, and the surrounding community. The redevelopment vision is intended to build on that foundation by evaluating new housing, live/work opportunities, community-serving uses, and long-term economic investment while respecting the property’s existing operations and neighborhood context.
