Norwood Studios – Conceptual Redevelopment Vision
This conceptual site plan illustrates one potential redevelopment vision for Parcel 26 (3.529 acres), a property under TTC Trust ownership, located along the Norwood Avenue corridor in North Sacramento. It is presented for planning and discussion purposes only and is not to scale.
Final site planning, building locations, unit count, parking, landscaping, access, construction methods, architectural design, and project phasing remain subject to land survey, engineering, utility analysis, market feasibility, financing, environmental review, regulatory review, and City of Sacramento entitlement processes.
Preliminary Concept
The current conceptual vision includes:
- Approximately 60 two-story workforce-oriented studio apartments, with conventional and 3D-printed concrete construction methods currently under evaluation.
- One two-story mixed-use building incorporating four live/work units designed to support small businesses, entrepreneurs, and neighborhood-serving commercial activity.
- A Youth Learning & Tutoring Center integrated into the mixed-use building to provide educational support and after-school programming through future community partnerships.
- A Neighborhood Public Safety Space, conceptually envisioned for potential future coordination with public agencies to enhance neighborhood safety and community engagement.
- A central community gathering space designed to encourage resident interaction, outdoor seating, and neighborhood events.
- Conceptual on-site parking, with the final parking count, circulation, and access subject to engineering, design refinement, and applicable development standards.
- Retention of the existing Sanchez Taqueria, which is located outside the conceptual redevelopment footprint and is intended to continue operating independently.
- Recognition and preservation of the existing storm drain easement as a no-build area, subject to utility coordination, engineering review, and final site design.
Project Vision
Norwood Studios is envisioned as an owner-led mixed-use redevelopment that integrates workforce housing, opportunities for small-business growth, youth educational resources, community gathering space, and neighborhood revitalization while making productive use of an underutilized commercial property along the Norwood Avenue corridor.
The long-term vision is to create a thoughtfully planned community that supports housing, local entrepreneurship, educational opportunity, and sustainable economic development while complementing the surrounding neighborhood.
