Existing Site Conditions

This photograph documents existing conditions at Parcel 26, the approximately 3.529-acre primary redevelopment site for the proposed Norwood Studios project at 2885 Norwood Avenue in North Sacramento.

The image shows the current open-site character of the property and the mature oak tree that contributes to its existing landscape identity. The TTC Trust is evaluating how this natural feature may be considered within future site planning, subject to arborist review, engineering, safety requirements, project feasibility, and applicable City approvals.

Site Constraints & Storm Drain Easement

This exhibit illustrates the existing storm drain easement located on Parcel 26, the approximately 3.529-acre primary site for the proposed Norwood Studios mixed-use redevelopment in North Sacramento. The exhibit also shows Parcel 25, which remains under TTC Trust ownership, and Parcel 27, which is separately owned and not part of the proposed redevelopment.

The storm drain easement is an important site-planning condition that will need to be addressed through continued engineering analysis, utility coordination, and development review. Its location may influence future building placement, circulation, landscaping, and other site-design considerations as project planning advances.
