Advancing Norwood Studios Through Qualified Development, Capital, and Community Partnerships
The TTC Trust is seeking strategic relationships with experienced professionals and organizations interested in supporting the responsible advancement of Norwood Studios, a proposed mixed-use redevelopment centered on Parcel 26, an approximately 3.529-acre site along the Norwood Avenue corridor in North Sacramento.
The project is currently in the predevelopment and due diligence phase. Current activities include conceptual site planning, utility and infrastructure coordination, evaluation of the existing storm drain easement, financial feasibility analysis, development incentive review, and assembly of a qualified project team.
The TTC Trust is not currently marketing Parcel 26 as a conventional land sale. The Trust is evaluating partnership structures that may support long-term project feasibility while preserving responsible ownership, project oversight, and alignment with the proposed community-focused vision.
Preliminary Redevelopment Vision
The current conceptual vision for Norwood Studios includes:
- Approximately 60 workforce-oriented studio apartments
- Four live/work units supporting small-business activity
- A Youth Learning & Tutoring Center
- A potential Neighborhood Public Safety Space
- Community gathering and landscaped outdoor areas
- Neighborhood-serving commercial uses
- Evaluation of conventional and 3D-printed concrete construction
- Retention of the existing Sanchez Taqueria, subject to final site planning and tenant coordination
All project components remain preliminary and subject to feasibility analysis, engineering, financing, entitlement review, and applicable governmental approvals.
