Current responsibilities include organizing project information, coordinating preliminary planning activities, communicating with public agencies and industry professionals, evaluating development opportunities and constraints, supporting professional outreach, and helping assemble the qualified expertise needed to advance the project.
Specialized architectural, engineering, legal, financial, construction, entitlement, and other professional services will be performed or evaluated by appropriately qualified professionals as the project progresses.
Norwood Studios Live & Work remains in the early predevelopment and due-diligence stage. No final development team, financing commitment, entitlement approval, construction contract, or development schedule has been established.

Norwood Studios Live & Work is a proposed mixed-use redevelopment centered on property owned and controlled by TTC Trust.
Thipalom serves as Project Manager for TTC Trust, coordinating the project’s early predevelopment and due-diligence activities. TheGreen Spot LLC provides property and project management services in support of the project.
The redevelopment vision is informed by decades of direct experience with the property, neighborhood-serving businesses, commercial operations, and the Norwood Avenue corridor in North Sacramento.
Unlike redevelopment opportunities that begin with property acquisition, Norwood Studios benefits from established site control, active commercial uses, and long-term familiarity with the property and surrounding neighborhood.
On-site business operations date back to 1988, and TTC Trust has maintained ownership and control of the property since 1998.
Norwood Studios represents the first proposed ground-up mixed-use redevelopment of this site. The project is advancing through a structured predevelopment and due-diligence process that includes professional evaluation, public-agency coordination, and outreach to qualified development, design, engineering, financing, and construction professionals.
The long-term vision is to responsibly reposition an underutilized infill property into a mixed-use environment that expands housing opportunities, supports entrepreneurship, encourages community investment, and contributes to the continued revitalization of North Sacramento.
Project Manager Role
As Project Manager for TTC Trust, Thipalom coordinates early predevelopment and due-diligence activities for Norwood Studios Live & Work, working in coordination with TheGreen Spot LLC, which provides property and project management services on behalf of TTC Trust.
Current responsibilities include:
- Coordinating preliminary planning and due-diligence activities
- Organizing project information and development materials
- Communicating with public agencies and industry professionals
- Supporting strategic-partner and professional-team outreach
- Tracking site, infrastructure, financial, and regulatory considerations
- Coordinating input from qualified consultants and development professionals
- Supporting evaluation of potential project pathways and next steps
The current objective is to help assemble the qualified expertise needed to determine whether the project can responsibly advance through future design, engineering, entitlement, financing, permitting, construction, and long-term operations.
