Property and Parcel Configuration

The Norwood Studios redevelopment vision is centered on Parcel 26, an approximately 3.529-acre property owned by the TTC Trust. Parcel 26 is the primary site being evaluated for the proposed mixed-use redevelopment.

Parcel 25 contains approximately 14,643 square feet, is also owned by the TTC Trust, and remains an active neighborhood retail center fronting Norwood Avenue. Parcel 25 is part of the TTC Trust’s overall property ownership but is not the primary Parcel 26 redevelopment area.

Parcel 27 is separately owned, is shown only to explain the surrounding parcel configuration, and is not part of the proposed Norwood Studios redevelopment.

Ownership Context

Together, Parcels 25 and 26 represent approximately 3.87 acres of TTC Trust ownership along the Norwood Avenue corridor.

This ownership structure provides long-term property control and an established operating presence in North Sacramento. However, the current Norwood Studios redevelopment concept is focused primarily on Parcel 26. Any future use, improvement, or coordination involving Parcel 25 would require separate planning and evaluation.
